The existing house was a 1960’s single storey with a double hip pitched roof which had a floored open loft area, although only accessed by a Ramsay ladder. The client wished to convert the loft area to house additional bedrooms. Initially the plan was to install new dormers to the front and back within the existing roof. However we successfully applied for permission to build up the gables and therefore gained a significant amount of extra floor space. We replaced the entire roof with new roof trusses, with a higher pitch than the existing roof to increase the headroom available. We also increased the height of the wallhead around the perimeter to allow the existing ceiling to remain in place and support the new roof rafters. The dormers are full width to both the front and back and are faced with Cedar boarding. The area around the front door was also upgraded with Cedar linings and the front façade was given a more modern look with smooth render. The existing garage was extended to be in line with the front of the house freeing up space to create a W.C and utility room. The two rear bedrooms on the ground floor were knocked through to create a large entertainment room with patio doors out to the garden. We also moved the front wall of the living room forward to the increase the size of the room The clients are delighted with the extra space they now have especially after living in their caravan on the front lawn during the build! |
